Water is the most powerful force acting on your property. It is also the most predictable — water always moves downhill, it always finds the path of least resistance, and it always reveals the weaknesses in a poorly planned landscape or building site. In the Texas Hill Country, where the terrain is steep, the soil is thin, the rock is close to the surface, and rainfall arrives in concentrated, high-volume events, drainage problems are not a matter of if — they are a matter of when and how severe.
The good news is that drainage problems are almost always solvable. The key is understanding what is actually causing the problem before deciding how to fix it.

Before getting into solutions, it helps to understand why the Hill Country produces more drainage problems per acre than most other regions of Texas.
Thin soil over rock. Most Hill Country properties have only a few inches to a few feet of soil before hitting caliche hardpan or solid limestone shelf. When rain falls, it cannot percolate deeply into the ground the way it would in sandy or loamy soil. Instead, water moves laterally across the surface or along the rock layer beneath the soil — often concentrating in low spots, against foundations, or along natural drainage channels in ways that aren't obvious until a significant rain event reveals them.
Slope. The Hill Country is not flat. Slopes accelerate water movement, increase erosion potential, and funnel surface runoff toward whatever is at the bottom — which is frequently a structure, a driveway, or a yard that wasn't designed to receive that volume of water.
Rainfall intensity. Central Texas weather does not deliver water gently. The Hill Country sits in one of the most flash-flood-prone regions in the United States. Rain events that drop two, three, or four inches in an hour are not unusual. A drainage system designed for a moderate steady rain may be completely overwhelmed by the kind of rainfall that regularly occurs between May and October in Comal and Hays counties.
Development changes drainage patterns. Every time land is cleared, graded, or built upon, the natural path water took across that property changes. Impervious surfaces — rooftops, driveways, patios, concrete flatwork — shed water that previously soaked into the ground. If that water is not directed somewhere intentional, it goes somewhere unintentional — and that is almost always a problem.
Drainage issues rarely announce themselves immediately. They develop gradually, often becoming visible only after a significant rain event or after years of slow damage accumulate. Signs to watch for include:

The cause of a drainage problem is not always obvious from looking at where the water ends up. Water that pools against a foundation, for example, might be coming from the roof via inadequate gutters, from the yard sloping toward the house, from a neighbor's property uphill, or from subsurface water moving along a rock layer. Treating the symptom without identifying the source produces solutions that don't last.
Common causes of drainage problems in the Hill Country include:
Negative grade toward structures. When the ground slopes toward a house, garage, or retaining wall rather than away from it, every rain event directs water toward the foundation. This is one of the most common and most damaging drainage conditions on residential properties.
No outlet for low spots. Natural or man-made low spots in the landscape collect water with nowhere to go. In rocky Hill Country soil, that water cannot drain downward, so it sits until it evaporates — causing prolonged saturation of the surrounding soil and any roots, structures, or surfaces in the area.
Undersized or poorly placed culverts. Driveways that cross natural drainage channels require culverts sized to handle the volume of water that moves through that channel during a heavy rain event. Undersized culverts back water up, overtop the driveway, and eventually wash out the road base.
Lack of gutters or inadequate gutter drainage. A roofline without gutters concentrates all roof runoff into a narrow band directly against the foundation — the worst possible place for water to land. Gutters that terminate without a proper outlet six or more feet from the structure simply move the problem a few feet.
Disturbed drainage patterns from construction or clearing. Any change to the land surface changes where water goes. A new driveway, an addition to the house, a cleared area, or a new retaining wall can redirect water toward a neighbor's property, against a structure, or into a previously dry area of the yard.
Compacted soil. Heavily trafficked areas, old driveways, or areas that were improperly graded and compacted during construction shed water rather than absorbing it. Water hitting compacted soil behaves similarly to water hitting concrete — it runs off immediately in whatever direction the grade takes it.
There is no universal drainage fix. The right solution depends on what is causing the problem, the volume of water involved, the terrain, the soil, and what is downstream. Here are the most common solutions used on Hill Country residential properties:Regrading
The simplest and most permanent drainage fix is correcting the grade so water naturally flows away from structures and toward an appropriate outlet. Regrading does not require pipes, inlets, or mechanical components — just properly shaped ground. When regrading alone can solve a drainage problem, it is always the preferred approach because it has no components to clog, fail, or require maintenance.French Drains
A French drain is a gravel-filled trench containing a perforated pipe that collects subsurface water and carries it to a discharge point. French drains are effective where water is moving through the soil profile and concentrating in a specific area — against a foundation, at the base of a slope, or in a persistently wet low spot.
In Hill Country terrain, French drains must be designed carefully. The shallow rock layer means the drain cannot always be installed at the depth that would be ideal, and the outlet must be selected and sized appropriately for the volume of water the drain will handle.Surface Swales
A swale is a shallow, gently sloped channel — typically grass-lined — designed to direct surface runoff across the landscape toward a safe outlet. Swales work with the natural topography rather than against it, and when properly shaped they handle significant water volume with minimal maintenance. They are one of the most underused drainage tools on residential properties.Dry Creek Beds
A dry creek bed is a rock-lined drainage channel that handles surface runoff while providing a natural, landscaped appearance. In the Hill Country, where water movement across rocky terrain is part of the landscape character, a well-designed dry creek bed looks intentional and native rather than utilitarian. It also handles the erosive force of fast-moving water better than a bare earthen swale by protecting the channel bottom and sides with rock.
Dry creek beds are one of the most requested drainage solutions in the Canyon Lake area because they solve a real problem while adding genuine visual appeal to the property.Culverts
Culverts are corrugated metal or concrete pipes installed beneath driveways, roads, or earthen berms to allow water to pass through rather than overtop. Culvert sizing matters enormously — an undersized culvert creates a dam effect during heavy rain, backing water up and eventually causing the road surface above it to wash out. We size culverts based on the drainage area they serve and the rainfall intensities typical of the Hill Country.Channel Drains and Inlet Boxes
Concrete or polymer channel drains capture surface water at specific points — the base of a driveway slope, across a patio, at a low point in a courtyard — and direct it into underground pipe. Inlet boxes perform the same function in areas where water concentrates but there is no natural surface outlet. These solutions are common in tighter residential settings where regrading alone cannot resolve the problem.Retention and Detention Areas
On larger properties, designing a low-lying area to temporarily hold water during heavy rain events — a retention pond, a detention basin, or even a properly shaped low area with a controlled outlet — can reduce peak runoff volumes and protect downstream areas from flooding. These solutions are most relevant on acreage properties or lots with significant impervious surface area.
Foundation performance and drainage are inseparable in Central Texas. The expansive clay soils present in many parts of Comal and Hays County swell when wet and shrink when dry, creating movement in foundations that are not protected by consistent soil moisture conditions. Both extremes — too wet and too dry — cause problems.
Proper drainage around a foundation keeps soil moisture consistent by preventing water from saturating the soil against the foundation after rain events. Combined with a consistent watering program during dry periods, good drainage is the most effective long-term foundation protection available.
A foundation repair contractor will address the structural symptoms. Fixing the drainage is what prevents those symptoms from returning.
Q. How do I know if my drainage problem is serious?
A. Any water that consistently reaches a foundation, enters a structure, causes ongoing erosion, or damages a driveway or retaining wall is serious. Left unaddressed, drainage problems compound over time — erosion channels grow, foundations move, retaining walls lean. The longer a drainage problem is allowed to continue, the more expensive the eventual fix.
Q. Can drainage problems be fixed without major excavation?
A. Sometimes — regrading, swale shaping, and dry creek bed installation are relatively low-impact solutions that don't require deep trenching. French drains and culvert installation involve more excavation. The scope depends entirely on what is causing the problem and what solution is appropriate. A site assessment determines that.
Q. My neighbor's water drains across my property. What can I do?
A. This is a common situation in hilly terrain where natural drainage patterns cross property lines. Texas law generally holds that surface water follows its natural drainage course and that altering drainage to the detriment of a neighboring property creates liability. The practical solution is usually to intercept the water at your property line with a swale, French drain, or inlet and direct it to a safe outlet — managing the water rather than fighting the legal question. We can assess the situation and recommend the most practical approach.
Q. How long do drainage solutions last?
A. Properly installed regrading and rock-lined swales or dry creek beds are essentially permanent. French drains can collect sediment over time and may require cleaning or replacement after ten to twenty years depending on soil conditions and water volume. Culverts and inlet structures are durable but require periodic inspection to ensure they haven't been blocked by debris.
Q. Do I need a permit for drainage work in Comal County?
A. Most residential drainage work in unincorporated Comal County does not require a permit. Work near waterways, within a FEMA floodplain, or within city limits may have additional requirements. Properties near the Guadalupe River, Canyon Lake, or the Blanco River should be checked for floodplain and riparian buffer considerations before drainage work begins.
Q. How much does drainage work cost?
A. A simple regrading project is priced very differently than a French drain system or a culvert installation. Drainage work is scoped and priced after a site assessment — there is no meaningful way to estimate cost without seeing the terrain, understanding the volume of water involved, and identifying the appropriate solution.
